Renton Housing Authority – Sunset Court Apartments and Townhomes
LPD Engineering provided comprehensive civil engineering services for the Renton Housing Authority’s Sunset Court Apartments, a 50-unit mixed-income housing development. Located in Renton, Washington, this 50,000-square-foot project features four distinct buildings—two townhome and two apartment structures—arranged around a preserved central courtyard with old-growth trees. Our scope included site development design, stormwater management systems, utility coordination, and construction administration services. Working with challenging site conditions that required careful preservation of existing landscape features, we designed surface parking, accessible pathways, and service utilities while implementing stormwater detention and water quality systems.
In close collaboration with the Schemata Workshop design team, LPD Engineering’s technical expertise was instrumental in supporting the project’s master plan vision while meeting peak flow control requirements. Our integrated civil engineering approach enabled the successful preservation of the central courtyard that serves as a community backyard for residents, complementing the development’s edible landscape concept and community gathering nodes. The completed Sunset Court Apartments, recognized with a PCBC Golden Nugget Merit Award for Best Affordable Housing Community, now provides essential housing choices for families of diverse incomes in a time of skyrocketing regional housing costs. Our thoughtful infrastructure solutions helped create a sustainable residential community that seamlessly blends market-rate and affordable housing while enhancing the neighborhood context through carefully designed site elements that foster community connection.
