Port of Seattle – Shilshole Bay Marina Customer Service Facilities
LPD Engineering provided comprehensive civil engineering services for the Port of Seattle’s $15 million Shilshole Bay Marina Customer Service Facilities project. The scope included demolition of aging facilities and construction of three new restroom buildings totaling 15,000 SF – two 2,700 SF multi-use facilities (Central and South) and a 700 SF North Building. Our services encompassed complex utility infrastructure coordination, parking lot design, pavement restoration and grading, utility improvement, ADA accessibility and parking improvements, and sustainable stormwater management including bioswales and pervious concrete pavement. The Civil improvements were designed to include the integration of innovative systems including geothermal wells and solar panel infrastructure. The project required extensive parking lot rehabilitation over poor subgrade conditions near the seawall, with careful phasing to maintain continuous marina operations. The North Building opened in October 2020, followed by the Central and South Buildings in December 2020.
Working closely with the Port of Seattle and Tetra Tech, LPD’s expertise was instrumental in coordinating multiple sustainable features while navigating challenging site conditions. Our ability to adapt to evolving design requirements was demonstrated through multiple building reconfigurations and careful coordination of sustainable systems including geothermal wells, which were designed to handle 70% of the buildings’ heating and cooling needs. The project successfully balanced complex technical requirements with operational constraints, maintaining essential marina services throughout construction while delivering significant facility improvements including expanded shower facilities, doubled laundry capacity, and enhanced ADA accessibility. The results demonstrate LPD’s ability to support innovative, sustainable design while managing complex site constraints in an active marine environment.
