Bayview (Beacon Crossing), Mixed-Use Affordable Housing
LPD Engineering provided civil engineering services for Bayview, a 67-unit affordable housing development in the Beacon Hill neighborhood of Seattle. Located at the intersection of 14th Avenue S and S Bayview Street, this eight-story mixed-use building required comprehensive site development solutions on a challenging sloped site with elevations ranging from 272 to 286 feet. Our scope included stormwater management design, utility coordination for water, sewer, and stormwater infrastructure, and management of required frontage improvements through the Street Improvement Permit process. The project presented unique civil engineering challenges due to the site’s location in the Beacon Hill Urban Village and its designation within the Beacon Hill Station Overlay District, requiring careful integration with surrounding infrastructure while supporting the building’s retail space, residential lobby, and amenity areas.
Working collaboratively with the Weinstein A+U design team, LPD Engineering’s expertise in urban site development was instrumental in realizing this distinctive affordable housing project that harmonizes with Beacon Hill’s cultural heritage. Our integrated civil engineering approach supported the building’s Japanese garden-inspired landscape design that represents a mountain-to-island concept, complementing the varied material usage and grid organization of the façade. The completed Bayview development now offers affordable housing with thoughtful amenities including a retail space that activates the north façade with a large exterior deck. This successful project demonstrates our ability to navigate complex urban site conditions, implement effective stormwater solutions, and support specialized design elements that reflect the neighborhood’s diverse character while creating sustainable infrastructure for an essential affordable housing resource.
