LPD Engineering is providing comprehensive civil engineering services for the renovation and adaptive reuse of Seattle’s historic 1900 Metropole Building, a landmark flatiron structure in Pioneer Square. The extensive transformation includes a seismic retrofit, restoration of the historic stone façade, reconstruction of two partial floors lost in the 1949 earthquake, and implementation of advanced sustainability features targeting LEED Platinum certification, Living Building Challenge elements, and Salmon-Safe standards. Working alongside BuildingWork architects, LPD’s scope addresses the unique challenges of this zero-lot-line property, including complex utility coordination and infrastructure upgrades to support modern building systems.
In collaboration with the Satterberg Foundation and Forterra, LPD Engineering’s expertise is crucial in developing innovative site solutions that honor the building’s historic character while supporting its new mission as an affordable workspace hub for social justice organizations. The firm’s thorough understanding of Pioneer Square’s infrastructure and historic district requirements ensures thoughtful integration of sustainable systems and accessibility improvements. When completed in February 2025, the revitalized Metropole will provide essential community spaces including childcare facilities, event venues, and office spaces, demonstrating how careful engineering can support both historic preservation and social equity goals.
